Bellevue School District posted a new FAQ last week, giving families fresh detail on the status of its $30 million Somerset property sale.

The board approved the sale of the 10.11-acre surplus parcel in southeast Bellevue to Tri Pointe Homes Washington, Inc. last year. The homebuilder plans to develop the site for residential housing. The district's updated budget page at bsd405.org now includes nine questions and answers covering the buyer, the price, how proceeds will be used, and what families can expect going forward.

BSD has already absorbed $24 million in spending reductions for the 2025-26 school year. Families saw the results: higher average class sizes, more combination and split classes at elementary schools, and less administrative support at buildings district-wide.

The $30 million in sale proceeds will go to the General Fund to restore the board-required 5% fund balance. Superintendent Dr. Kelly Aramaki said in a district press release that the sale "will cut the recovery time by half at least and will allow us to use all available funds to support the innovative programs and services for our students and community."

Without the sale, Aramaki said restoring that fund balance through additional cuts alone would have taken 5 to 10 years.

BSD formally entered binding financial conditions with the Office of Superintendent of Public Instruction on July 10, 2025. That designation, triggered by a negative end-of-year fund balance, placed the district under enhanced state oversight.

Washington Senate Bill 5412, signed by Governor Ferguson last May created a new tool: districts under binding conditions could direct proceeds from a one-time property sale into their General Fund. The law took effect July 27, 2025.

The bill almost didn't apply to Bellevue. BSD accounting manager Teresa Nguyen identified SB 5412 and realized the original version excluded the district. She worked with Representative Lisa Callan to add an amendment on a one-day turnaround. Aramaki credited Nguyen with cutting the district's recovery process by 5 to 10 years.

Tri Pointe Homes secured the purchase with $1.5 million in earnest money through a promissory note that converts to non-refundable cash after feasibility approval. The Somerset property (King County Parcel ID 2224059024) had been declared surplus, meaning it was no longer needed for educational purposes.

The district projected in August 2025 that the sale would take 12 to 24 months to complete. Nearly 11 months have passed since that announcement. The July 2 FAQ does not indicate whether the closing timeline has changed or whether the sale has been finalized.
