Databricks is taking 160,000 square feet at Four106, the 485,000-square-foot office tower at 380 106th Ave. NE in Downtown Bellevue, making it the data and AI company's largest office commitment in Washington state.

The lease, first reported by the Puget Sound Business Journal, brings Databricks' total Puget Sound footprint to more than 270,000 square feet.

Combined with Uber's 170,000-square-foot lease signed in April and a separate commitment from AI company Anthropic, at least 330,000 of the tower's 485,000 square feet are now committed to Bay Area tech firms. The building was completed in 2025.

Four106 sits roughly half a mile from Bellevue's downtown light rail station. Houston-based Patrinely Group and New York-based Dune Real Estate Partners developed the building on a speculative basis. Discussions between the landlord and both Databricks and Uber about leasing a majority of the tower began as early as February 2026, according to the Puget Sound Business Journal.

The deal lands as available large-block office space in Downtown Bellevue shrinks. The number of full-floor options on the market has declined roughly 15% since mid-2024, according to the Downtown Bellevue Network.

Meanwhile, a June 2026 Downtown Seattle Association report found that Seattle's downtown office vacancy has climbed to 32% and the taxable value of its office buildings has fallen 48% since 2020. Bellevue's commercial property values rose 7% over the same period.

Jon Scholes, president and CEO of the Downtown Seattle Association, put it bluntly: "Bellevue is dealing with a lot of the same thing Seattle is when it comes to remote work and shifts in the tech economy, but they're growing jobs and Seattle's losing jobs."

Databricks, which reached a $134 billion private-market valuation in June 2026, reported annualized revenue of $6.9 billion, up more than 80% year-over-year. The company generates $1.7 billion annually from AI products alone.

No move-in date for Databricks' floors has been announced. City permitting records show tenant improvements are already underway at Four106 for Uber's space, with architecture firm Gensler listed as the designer.
