A national flexible-office provider opened more than 70 furnished private offices at 11808 Northup Way on Monday, Aug. 10, giving Bellevue small businesses and remote workers a new alternative to long-term commercial leases.

Premier Workspaces signed an 11-year lease for 16,296 square feet at the Timber Springs office campus, a two-building property owned by American Assets Trust (NYSE: AAT) near the I-405/SR-520 interchange.

The space includes meeting rooms, receptionist support, mail services, virtual office-address plans, day offices, free parking and an on-site fitness center, according to 425 Business.

Company president Amy Fuller said in an Aug. 4 press release that the Timber Springs location gives businesses "the flexibility and professional environment they need" while citing Bellevue as one of the strongest business markets in the Pacific Northwest.

The Timber Springs location is Premier Workspaces' fourth in Washington state, joining centers in Seattle, Eastgate and Bothell. Founded in 2002, the company operates more than 153 locations nationwide and bills itself as one of the largest privately owned flexible-office operators in the country.

A growing flex-office wave

Premier's arrival comes as several coworking and flex-space providers target the Eastside. Coworking company Kiln signed a lease for a full floor at Symetra Center in downtown Bellevue in July, according to the Downtown Bellevue Association.

International Workplace Group, parent of the Regus brand, announced five new Washington state locations in late July with openings expected between the third quarter of 2026 and the first quarter of 2027, 425 Business reported.

The flex-space push coincides with elevated vacancy downtown. Bellevue's office vacancy rate was roughly 2.5% in 2019; by early 2026 it had climbed to approximately 24%, according to the Downtown Bellevue Association. Large tech leases have begun to absorb some of that surplus.

The office market posted its first positive net absorption in several years during the second quarter of 2026, driven by Pokémon's 369,800-square-foot move into The Eight and Databricks' 142,000-square-foot lease at Four106, according to second-quarter brokerage data.

Flex providers like Premier offer month-to-month or short-term agreements without the buildout costs of a traditional lease.

The 93,295-square-foot Timber Springs campus sits just off the I-405/SR-520 interchange, offering quick freeway access to both downtown Bellevue and downtown Seattle. Premier's suite occupies roughly 17.5% of the campus.
